Home Buying Edition

Myth 1: I need a 20% down payment to buy a home.

Nope, you do not need 20% down to buy a home. That’s a common myth.

There are plenty of loan programs that let you buy with as little as 3% down—and some even offer zero-down options if you qualify.

So if that 20% number is holding you back, don’t let it. You’ve got options.

Myth 2: Working with multiple agents will help me find a home faster.

Working with multiple agents won’t speed things up—it can actually cost you more.

Agents have access to the same listings, and if two are involved, you could end up on the hook for both commissions.

You’re better off choosing one agent you trust and letting them go all in for you.

Myth 3: I will get a better deal if I go directly with the listing agent or builder.

Going straight to the listing agent or builder won’t save you money—it just means you’re unrepresented.

The commission is already been accounted for in hat the seller or builder plans to net, so if you skip your own agent, the builder or seller just keeps the difference. No discount, no deal—just less protection for you.

And sure, they’ll get the deal done—but not necessarily at the best price or terms for you. Having your own agent means someone’s actually looking out for your best interest.

Myth 4: My credit score needs to be in the 700's to qualify for a home

That 700 number is a myth. Plenty of loan programs accept scores in the mid-600s, and some even go lower depending on the situation.

Lenders look at the whole picture—income, debt, savings—not just your score.

So if you're holding off because you think your credit isn’t “perfect,” don’t count yourself out before checking your options.
